Sellers are always looking to maximize the value of their home — especially before they list it for sale.  Give a few mid-price fixes that sellers can undertake to increase the value of their home before they list it for sale.  Examples include “adding” an extra bedroom by dividing up a large bedroom into two, creating more storage space/closets in nooks and crannies of the house that are quick and easy to finish and dividing a large finished space in the basement to create a brand new home office or gym.  Give examples that work best in your market and include some before and after photos if possible.

Buyers topic for your blog:

Give buyers a little background in what to look for when they are seriously considering purchasing a property — and how you can help them find this info.  Special info that should be investigated (to avoid deal-killing surprises later) before they write a purchase offer can include special taxing districts (with big future assessments), who maintains the local roads if they are private, what restrictive covenants (if any) are in place, if the property receives city services (such as water, trash pick up, etc.),
